balustrades and handrails

We are extremely fortunate here to have some outstanding views from both the front and rear of our property. The ocean views from the street facade are visible from two of the three levels, whist the rear aspect provides views of Copacabana's beach and valley from the top level.

When designing the house, the external balustrade composition was integral to how the house looked and how we looked out, from it! Consideration was needed on many levels; our and neighbour's privacy, maximising the view and abiding by council regulations for safety. Oh, and budget. LOL.

Ground floor                                                                   Upper floor

With neighbours to the left and right, we wanted to ensure their and our privacy. Without a viewto the left, we had no deck areas there. To the right however, was an existing large two storey home with lots of windows so we decided on a combination of full (orange lines above) and half height (noted in red) solid, rendered balustrades. To the front ocean view, we have selected frameless glass. Frameless glass will also be used for the pool fence.

The above image illustrates what we have chosen. The frameless glass panels sit into a channel that is hidden into the travertine tiled deck. Neat. Minimal. Safety regulations dictate that a top handrail is mandatory so we'll be having a slim stainless steel top, an example of which is below.

The pool fence will be the same set up but sans top rail. Something similar in look to the image above. The mix of solid and glass styles has also balanced out the expenditure for the extensive railing. Yay!

Inside, we're going with a similar mix. The stairs between levels are contained within walls and only the stair entry point from the top level requires a barrier. I switched from solid to frameless glass for this to keep the feel open in this area and so that hallway art can be viewed uninterrupted from the lounge room. (rough rendering below)

The final decision is hand rails for the two sets of internal stairs. I want minimal clean lines and am drawn to these inspirational pictures:

Unfortunately the built within-the-wall hand rails are no longer possible here. Should've incorporated them at framing stage! Damn! But the sleek steel ones are next on my wish - list. I'll get them custom made and beg Davey to hide the wall fixings within the plaster like this:

Here's more of what I'm thinking:

I can't wait to see these last selections in place.
All the years of planning, choosing and toiling are finally coming together.

 It's NOT happening people. *sob*
After three years of carefully deciding on 'THE' wallpaper and bragging about it HERE,
convincing hubby it was going to work, and being able to put my moolah where my heart was...
It's not going to happen!!!

To cut a L O N G, painful story short, this wallpaper can only be ordered in double rolls, each length only 4.1 metres. To get the drops required, I need a minimum of six rolls or 49.32 m.
My hall only needs 18.8 metres of wallpaper, so I'll have 30.52 m of excess in unusable short lengths.

This wallpaper has a RR of $495 per roll.

Lets entertain some synonyms: devastated adjective shattered, shocked, stunned, overcome, crushed, overwhelmed, distressed, gutted (slang), dazed, knocked sideways (informal), knocked for six (informal)  W. T. F. (KL)

P.S: All billionaire hobbits who would like to wallpaper their abode with my left-overs please contact me immediately!!!.

My Favourite...Stairs!

Of all the styles of stairs in the world, my favourite has to be the Helix, preferably a Double!
A much grander and grown up version of the Spiral Staircase, these architectural delights are not for hiding. They are definitely Centre Stage Material!

Modern, traditional, minimal or highly decorative - they're always stunning!

Even the Vatican approves!

I'd really love to build a house around such a grand feature one day.

Bits & Bobs

We celebrated J's 10th Birthday, again on Sunday. Although his birthday was in May, he missed out on a promised and keenly anticipated party with his friends because we were overseas. He chose a Laser Tag party and invited all the Year 4 boys, two good girl friends and a couple of other mates. J and I designed Lanyard VIP Access Invites which were J's idea and all the kids loved.

Two hours of mayhem and it was all over...with no cleaning up! Yay!

Thanks to Sara Lee, I was able to create a Halo / Army inspired birthday cake very easily!
I also learnt that you don't send a child to the hairdressers with their father with no prior styling direction. A number 3! In winter? Eeeek! Below is J with the 'spoils' of his event!

Been EBay-ing some designer clothing that no longer fit's J and a few other bits and bobs. Sold some, not all. I underestimated postage costs so made only a few dollars. Not sure if it's worth the effort really. Here's the postage pile ready to go!

Now The Terrigal Project is complete, David is focusing his attention on a new build at Point Frederick. It's at the exciting stage....choosing fixtures and such. Here is a picture of the stair style we have suggested. Nice, Eh?

I helped the middle child complete her Tax return and now have to get the business' ready for our accountant. Office work is sooo tedious and boring.
Hope you're set for a more exciting week!
